Four Ways to Partner With Us
Spec Home Partnerships
We identify the market, design the home, build it efficiently, and list it through our sister brokerage Ignite Real Estate Group. Investors help finance the build and participate in the agreed profit split at closing. Profit splits are negotiated per deal based on capital contribution, risk, and project scope.
Build-to-Rent Projects
We build the property, you own it. We connect you with our vetted lending and property management partners to get it stabilized and cash-flowing from day one. Equity structures, fee arrangements, and profit participation are all negotiable based on what fits your situation.
Custom Build Co-Investment
On select custom home projects we bring in an investor partner rather than charging a traditional fee. You take a position in the project, we build it at cost, and the profit is split at sale or you hold the asset. We handle everything.
Multi-Property Portfolio Deals
For investors looking to deploy larger capital across multiple projects we are experienced in managing several builds simultaneously in different Texas markets. If you are building a portfolio and want a construction partner who can execute at scale, we are worth talking to.

How a Typical Deal Works
Every partnership is different but most follow a similar path from first conversation to profit split. Here is what that looks like in plain terms.
Initial Conversation
We talk about what you are trying to accomplish, what capital you are working with, and what your timeline looks like. No pitch, no pressure.
Deal Structure
We identify a specific project or opportunity and agree on the structure upfront. Profit split, equity position, financing arrangement, and timeline all documented clearly before anything moves.
We Build
Valor handles all construction. Permitting, trade coordination, materials, site supervision, and timeline management. You receive regular updates and weigh in on decisions that affect your investment.
Ignite Sells or You Hold
Our sister company Ignite Real Estate Group lists and sells the home if it is a spec or flip deal. If it is a build-to-rent you take ownership of a completed asset.
Profit Split
At closing or upon your hold, the proceeds are distributed according to the agreement. Transparent financials throughout so you always know the numbers.

Valor does not operate in isolation. Our sister company Ignite Real Estate Group handles the real estate side of every transaction. Kaylee Brown works directly with Northwestern Mutual and can connect investors with financial planning resources to evaluate how a deal fits their broader financial picture.
